El Dorado County is one of the few counties that have adopted Prop 90 and 110 allowing homeowners to buy a replacement home here and keep their lower property taxes from their previous home. El dorado Hills Welcome Sign

For example, let’s say you are selling your home and your annual property taxes are $1,500. and you want to buy in El Dorado Hills . This purchase will create a new tax bill of $3,000. Annually. You can save $1,500. per year by applying for Prop 90 or 110 to transfer the $1,500. Tax bill you have now. There it is, you saved thousands by moving to El Dorado County and are now enjoying all that we have to offer. Did you know El Dorado Hills is an active community with many parks, playgrounds, trails and sports fields maintained by the El Dorado Hills Community Services District ?   Recreational activities in El Dorado Hills include biking country roads, walking trails along small streams, boating and jet skiing at Folsom Lake, as well as hiking trails around the lake. Folsom Lake, with seventy-seven miles of shoreline, is one of the most heavily used recreational areas in the state.

Why I Live in El Dorado Hills, Ca

Let me tell you why we chose to move to and stay in El Dorado Hills, in Northern California.  You can’t beat the gorgeous Sunsets and great views across the Sacramento Valley, to the snow capped Sierras surrounding Lake Tahoe.  We have every kind of recreation available including snow skiing, water skiing, sailing, hiking, fishing, off road vehicle trails, golf, camping, our own Wine Country,  gold rush towns to explore, and white water rafting are some of the many delights of the Gold Country .

You can find “small town living” and “big city conveniences”.  Homes range from condos to castles, senior living communities, small and large lots and acreage. 

You will be surrounded by all the necessary amenities to create that special quality of life; Highly Ranked Schools, Shopping, Medical Facilities, Entertainment, Restaurants, Parks & Playgrounds, Art Galleries, Golf Courses to name a few.

The heart of our area is the Town Center.  Not only are there grocery stores, but one-of-a-kind gift shops, art galleries, restaurants, medical and professional offices, banks, Regal Cinemas 14, salons and spas, ice cream shops, coffee houses, and boutiques just to name a few. Special events like The Farmers” Market, the July 4th Fireworks Jubilee, Fallen Warriors Memorial Car and Motorcycle Show, the Rotary Wine & Cheese Party Family Fun Fair, and Live on the Boulevard Events offer some of the endless possibilities.

One of our favorite things about the area is that we enjoy all four seasons here.  The beautiful spring weather and lush green hills renew our enjoyment of the entire area when outdoor activities in the lower elevations can’t be enjoyed.   (El Dorado County goes from 200 feet above sea level at Folsom Lake, to 10,000’ at Heavenly Valley Ski Resort).

The summer brings opportunities to explore the many lakes and rivers. A day trip to Old Town Sacramento for lunch or dinner on the Sacramento River is only 20 minutes away.

Fall is radiant in El Dorado County -- trees blazing with color and the season wouldn’t be complete without a trip to Apple Hill to sample their wonderful apple cider, pies and cakes.

Then winter brings the white caps on the Sierra Mountains for the Holidays and Winter sports

There are so many reasons to live here that I can’t list them all. I feel fortunate to have moved here in 1981 and am positive I’ll never move again.
