Answer by Short Sale Specialist - Jill Berni, Broker: I have dealt with Bank of America ALOT through the short sale process. I have had problems with situations that simply don't make sense. You see, the problem is that we are thinking logically and Banks follow their interpretation of investor guidelines. I have had luck with calling BofA's executive office and asking to talk to an Advocate. They will hear your side of the story and let you know if they can help. I have had good luck with this. Are lenders making FHA insured loans to borrowers immediately after a short sale when the homeowner had been current on the loan ?Tuesday, March 15, 2011 10:39 AM

Answer by Short Sale Specialist - Jill Berni, Broker: I believe FHA's rule is a wait period of 3yrs after the short sale. There are exceptions if the situation is due to extreme circumstances.FHA also has a preferred fico/credit score of 640. As you can see, each case is reviewed. Please talk to a loan officer who can run your credit and discuss your circumstances to determine if you have to wait the full 3 yrs. I like Kelly Redmond of Partners Mtg. Hello, Since all foreclosure properties offer no data on lot size, how can i find that information?

Answer by Short Sale Specialist - Jill Berni, Broker: This is a huge question. We have proprietary software that will outline all the property lines as if you landed a helicopter in the back yard. This is great if you need plenty of multi-purpose acres for your endeavor; But if you want to enjoy certain amenities like a year-round stream, a pine-studded or Oak-studded. Setting amongst rolling hills with a view. Whether remote, or close-in, as opposed to above the fog and smog, or below the snow...and since some areas offer more of what you are looking for, you need to have "eyes and ears" on the ground notifying you instantly, if the ideal property is up and coming soon, instead of a week or two off the market like most foreclosure sights operate...and besides..How bad of a mess did you want to buy into? (these nice folks were mad at the Banks for at least 6mos, and some of them smell like there is no possible consideration for Pride-of-Ownership anyway !)Taking the "helicopter view of over 500 square miles is OK if you never have to land. And there are several thousand miles of roads that you will never travel ahead of local agents already on the ground. What you really want to buy is called TENABILITY...this is still a People Business, and don't discount the use of a local professional...it doesn't have to be me...just anyone that has lived and thrive here for decades. Once you buy, and you are sitting outside on one of our quiet evenings, you'll notice that your oaks, pines, and Manzanita along your rolling natural setting, look just as nice as anybody else' in El Dorado County, and only then will you realize that you "Landed Well"...

The owners owed $682,649.If it doesn't sell,  then it will come back on the market in March. We purchased a home in 1981 closer to the lake and love it here. There isn't a concrete price per square foot because we have such a variety of homes here. The bulk of properties that are available are either foreclosed properties or pre-foreclosure also known as shortsale. The lenders are losing very large amounts so they of course want the most possible. If you are open as to the condition of the home, you'll get a better price.
